Our 10-year workmanship warranty
LGM covers workmanship for 10 years on a full roof replacement and 1 year on repairs, transferable once to a new homeowner. Here are the terms and the exclusions, together.
The term, in plain language
10 years
Full roof replacement
Our workmanship on a full replacement is covered for ten years. That is our own warranty on how the roof was installed — separate from, and in addition to, the manufacturer's warranty on the shingles themselves.
1 year
Repairs
A repair carries a one-year workmanship warranty. If the area we repaired fails within that year because of how we did the work, we come back and put it right.
Once
Transferable
The 10-year workmanship warranty transfers one time to a new homeowner. If you sell the house, a recent LGM roof is worth something at closing rather than being a question mark on the inspection report.
What it does not cover
Every warranty has limits. Ours are listed here rather than buried, because a homeowner who finds out about an exclusion at claim time has been badly served.
-
Storm, hail or fallen-tree damage
Weather damage is not a workmanship failure, so it is not covered by our warranty — it is what your homeowners insurance is for. This is exactly why the claim matters, and we will document the damage and meet your adjuster.
How we work with your claim → -
Another contractor working on the roof
Once someone else opens up the roof — a solar installer, a handyman, another roofer — we can no longer stand behind how it was put together. Call us first and we will tell you whether the work affects your coverage.
-
Homeowner-added solar panels, satellite dishes or antennas
Anything bolted through the roof deck after we finish creates penetrations we did not flash. Those penetrations, and any leak that follows them, fall outside the workmanship warranty.
-
An unpaid balance on the job
The warranty becomes active once the job is paid in full. It is that simple, and we would rather say so plainly here than have it surface later.
Ours covers the install. GAF's covers the shingles.
LGM workmanship warranty
Covers how the roof was installed — flashing, fastening, ventilation, the details that decide whether a roof leaks. 10 years on a replacement, 1 year on a repair, transferable once.
GAF manufacturer warranty
Covers the materials themselves. As a GAF Master Elite contractor (#1112549) we are authorised to offer GAF's enhanced warranties, including Golden Pledge — coverage a non-certified contractor cannot offer at all.
What Master Elite means →Registering the manufacturer warranty is a formal step in our production process, not something we leave to you to chase after the crew has gone.
Warranty questions we get asked
- What's your workmanship warranty?
- LGM covers workmanship for 10 years on a full roof replacement and 1 year on repairs. That's separate from — and in addition to — the manufacturer's warranty on the shingles.
- Does the warranty transfer if I sell my house?
- Yes, once. The 10-year workmanship warranty can be transferred one time to a new homeowner, which means a recent LGM roof is worth something at resale.
Planning a replacement? The warranty is one of the reasons the full replacement is worth doing properly the first time — and you can see what your roof might cost before anyone visits.
