National "roof replacement cost" articles are close to useless for a North Jersey homeowner — they average in states with different labor rates, different code requirements, and none of the two-layer tear-offs and steep-pitch colonials common on Bergen, Essex, and Passaic County proposals.

Roof size & pitch

Priced per roofing square (100 sq ft). A steep pitch (8/12 or higher) needs more safety equipment and slower, more careful work than a walkable low-slope roof — that labor time shows up in the estimate.

Layers to remove

A single-layer tear-off is the baseline. Many older North Jersey homes have two layers of asphalt shingles stacked from a prior 'roof over' — removing and disposing of the second layer adds labor and dumpster cost.

Deck condition

Once the old shingles are off, soft or rotted plywood decking underneath has to be replaced before new material goes down — you can't warranty a roof over a bad deck. This is a per-sheet add, not part of the base price, and it's the most common reason a final invoice differs from the initial estimate.

Ventilation upgrades

Proper intake (soffit) and exhaust (ridge) ventilation is required for GAF's full warranty coverage on many products. Homes with inadequate or mismatched venting need upgrades worked into the scope — this protects the warranty and the deck itself from moisture damage.
